Our real estate agents are all Buyer Representatives. That means that we have received extensive training and have unique skills that are important in finding the best home for home buyers and making sure that the buyer is well represented in the real estate transaction.
We work very hard for out buyer clients. Since many of our buyers are still living out of town during the buying process, we, as their representative, have to go the extra mile to ensure that their home buying experience is a pleasant one. Some of the things that we can and will do for you are:
- Communicate by e-mail, telephone or snail mail until to send you good information about your area and homes of interest.
- Our relocation package (even if you are local) will contain information to help you understand our market and the different areas of interest. We can send actual listings, with photographs, school reports, maps, demographics and other information to help you feel right at home when you arrive for your home buying visit.
- Clear our schedule for the time you need to do a comprehensive home search. Since we don't have listings and represent only buyers, we can devote our entire time to your needs for the time you are in town. Most buyers are in town for 2 to 5 days for a buying trip. Our time will be your time for that time. If you are already local, we'll schedule the time necessary for you to really know the market.
- Zealously pursue a contract for your home of choice. We will provide you with the information to make a good home buying decision. We will give you the research material (recent comparable sales, other homes on the market, financial information, tax information) you need. We're tough negotiators armed with the market information to help you get the best house at the best price.
- Assist you with the home inspections (structural, radon, etc.) necessary to help you know your home. If your travel schedule doesn't permit, we'll do the inspections for you and provide you with the comprehensive information you need if there are deficiencies discovered.
- Assist you with loan application and give you the financial information necessary to make a good decision about the lender and loan type/terms.
- If you decide on a newly built home, we will monitor the home building process to process additional addenda, inspections, etc., that may result during the construction of your new home.
- Assist you with the walk-through inspections prior to settlement to make sure your home is ready for occupancy and in move-in condition. Our experience in new homes will help your walk-through inspection and permitting go easier since we can give you the benefit of our years of experience with new homes.
- We'll give you the help you need at settlement to make sure you get the full benefit of any incentives negotiated with the seller. We'll make sure your settlement is accurate and that title to your home is properly transferred and recorded. If you can't be in town for settlement, we'll do it for you.
- Once you have settled and moved in, we'll still be here if you need help. We can help with the utilities information and a hundred other things that your are not familiar with if you are from out of the area.
